Corner and support posts are 60” in the ground with two sacks of concrete laid per post. The posts are spaced in 8’ intervals and the gates have grease fittings for lubrication.

Location:

The property is located in Rains County on the northwest side of Lake Fork, approximately 75 miles east of downtown Dallas off of I30 and TX 276 near Emory, Texas.

Land:

The ranch is cross-fenced into 14 pastures. Grass varieties include Tifton 85, Winter Rye, Gig Grass and Coastal Bermuda. The ranch can easily support 175+ momma cows. The grazing rights are currently leased out on a month to month contract.

The landscaped and irrigated yard and gardens include beautiful Dogwoods, Azaleas, Rose Bushes and a multitude of other foliage. Large mature hardwoods are found in certain areas of the ranch. A variety of Sassafras, Black Gum, Sweet Gum, White Oak, Live Oak, Red Oak, Crape Myrtle, Golden Rain Tree and Cedars are scattered throughout.

Water:

The house is on coop water. Each pasture has at least one stock tank or spring fed pond. There is a small lake located at the home and a larger series of lakes in the center of the property. There are fish in the two largest lakes but species type and quality is unknown.

The land is comprised of mostly flat grazing terrain with very gentle rolling topo in certain areas.
