Property Description:

Located just over an hour east of Dallas, Buck Branch Ranch offers a truly special opportunity to own a turnkey East Texas family retreat or full-time residence.  Upon entering from the private road, you are greeted by a beautiful combination of mature hardwood trees, ponds, and vibrant green vegetation framing a French Country Chalet style home and well-appointed improvements.

The meticulously maintained property features multiple residences and is ideal for hosting friends and family, or quiet enjoyment.  Complemented by heavily wooded trails, a half mile of creek frontage, and varied topography, Buck Branch Ranch is a luxurious recreational dream.

Improvements:

Once you drive through the gated entrance and follow the winding drive, you’ll be drawn to the custom-built French Country style home nestled amongst mature oak trees and overlooking two ponds.  Built in 2005, the home was recently expanded to include a second story with additional bedrooms.  The house measures just over 9,000 square feet.  The discerning buyer will notice that the home is able to combine grand architectural design without sacrificing an intimate feeling.

As you enter the front door from the paved circle drive, you are greeted by a black and white marble foyer opening through arched doorways to the Great Room directly ahead.  To the left of the foyer is a study featuring large windows, oak paneled walls, and a fireplace.  To the right of the foyer is a formal dining room with a fireplace and elegant yet inviting feel.  A grand hallway with arched ceilings separates the Great Room from the foyer.  The Great Room is the perfect, light-filled, entertaining space with stone walls, and a vaulted wood ceiling.  Grab a drink at the wet bar, cozy up to the fireplace and enjoy the stunning views through the wall of French doors overlooking the pond.

The kitchen graciously opens to a relaxed seating area surrounding a fireplace. The chef’s kitchen is well appointed with soapstone countertops, warming drawers, Wolf range, pot filler, ice maker, built-in refrigerator and freezer, wine refrigerator, walk in pantry, and butler’s pantry.  Additionally, off the kitchen is a small grilling patio.

Downstairs master suite is complete with a fireplace, wet bar, large bathroom, and spacious his and her closets.  There’s a secondary downstairs bedroom with ensuite bath conveniently located near the wet bar off the kitchen.

An additional 2,000 +/- SF was added to the second story including two additional bedrooms with ensuite baths, a gracious entertainment room, a half bath, and ample storage space.  One of the bedrooms could easily be converted to a bunk room.

Enjoy the outdoors from within, with incredible views of ponds, ravines, and trellises from any room.  Or relax on the oversized stone patio with views of the gazebo overlooking the pond with fountain.

“Parsonage” Guest House

Near the front gate overlooking the pond is a 975 square foot cabin affectionately named the “Parsonage”.  The two bedroom and two bath cabin was originally built behind an old Methodist church in Canton for the preacher and was moved to the ranch years ago.

“Dairy Barn” Guest House

The 1,700 square foot repurposed dairy barn near the main house doubles as a party barn/studio complete with a crow’s next area overlooking the pond on one side and a one-bedroom guest apartment on the other, separated by a screened in porch.  Adjacent is a 7,500 square foot fenced outdoor garden.

“Chicken Coop” Guest House

A small 475 square-foot one-bedroom guest house with kitchenette, located near the equipment shop/barn, is ideal for guests or for a full-time manager.

Equipment Shop:

2,400 square feet with water and electricity.

Greenhouse:

6,300 square foot commercial grade greenhouse complete with water, heat, electricity, and aerial irrigation.

Location:

Accessed from a private road off of County Road 2402, the ranch is located near the town of Whitton in western Van Zandt County.  The county seat of Canton is located roughly 15 minutes to the northeast.  The ranch is 1 hr-1 hr 15 minutes east of Dallas.

Land:

The 93 +/- acre ranch features an excellent combination of heavily wooded hardwood tree cover, ponds, creek frontage, open pasture, and topography change.  All of these factors give the property a feel of a ranch twice the size.  Soils are a mix of sandy loams including: Woodtell, Nahatche, and Freestone loams.

Water:

Three well maintained ponds are located on the property, the largest being over an acre.  Irrigation around the house and improvements is pulled from the pond located behind the main house.  A water well services the house and improvements.  Buck Branch Creek meanders through the northeast portion of the ranch with roughly a half a mile of frontage on both sides.  There are opportunities for future water impoundment along the creek and in the back pasture.

Terrain/Topography:

Elevation ranges from 480’ at the highest point to 430’ along the creek and the northwest boundary.

Recreation/Hunting:

There are abundant opportunities for recreation on the ranch.  The heavy tree cover and availability of water offer ideal conditions for hunting.  Each of the ponds are stocked with bass.  The well-maintained trail system is perfect for a sunset cruise in ATV’s.
