Location:
The property is located approximately 1 hour from Fort Worth, and 90 minutes from Dallas, just west of the town of Morgan Mill and just a few miles north of Stephenville, TX in the heart of Erath County.
Road/Frontage Access:

Land:
Germany Creek Ranch features some of the most pristine land in the area. The land has been carefully manicured and sculpted to create extremely productive hay pastures while maintaining excellent habitat for wildlife around the pastures and along the banks of the creek. Of the total acreage, approximately 20 +/- AC are currently in hay production. In addition to the excellent pasture land, there are incredible stands of oak trees that surround the main residence, the southern pasture land, and all the way to the main residence along the entry way.
Water:
The main water feature on the property is approximately 3,700 feet of both sides of the historic Germany Creek. There are multiple locations on this stretch of the creek that hold water all year long. This is a very substantial creek for the area, and eventually feeds the North Paluxy River a few miles down the creek. In addition to the creek, there are two stock ponds and a water well that services the improvements.
Terrain/Topography:
The elevation on the ranch ranges from approximately 1,291 +/- feet above sea level at the highest point in the northeast quadrant of the ranch, to 1,090 feet above sea level near the banks of Germany creek. The ranch features breathtaking hill country views at the high points and fertile soil in the bottomlands near the creek. It is very difficult to find this much change in terrain and topography on a ranch this size. Soil types on the ranch include Altoga-Lewisville-Daffau complex, Venus loam, Lewisville clay loam, and Prves-Dugout-Maloterre complex.
Minerals:
The ranch is not held by production. Consult listing broker for more information on minerals.
