Property History:
The North Rio Vista Ranch is a property filled with Texas history. The ranch was held and managed in the same family for multiple generations until the mid 2000’s. This incredible property features an excellent 150 x 275 covered arena with announcers box that has hosted team ropings, cowboy gatherings, weddings, and church services, all pointing back to a rich history filled with western heritage and lifestyle.
Improvements:

Location:
The property is located approximately 1.75 hours west of Dallas, 1.5 hours northwest of Fort Worth, and approximately 5 miles north of Palo Pinto, TX. The property is physically located at FM 4 in the northern half of the county, basically in the very center of the county.
Road/Frontage Access:
The ranch features approximately 875 feet of frontage on FM 4, and is accessed off of FM 4.
Land:
This ranch features some of the most pristine land in the area. A very intense land management plan has been put in place by the current owners to clear brush and maintain the integrity of the pastures for good wild game and livestock management. The property has a gentle roll that provides breathtaking views of the surrounding Brazos River Valley.
Water:
Surface water on the property is very good. There are two large bodies of water located just east of the main barn. One of the bodies of water is very large for the area, approximately 7.85 AC in size. There are two other stock tanks on the property as well. Some of the improvements are serviced by water wells. The property is located in the Palo Pinto WSC service area. The ranch also has a water access easement to the Brazos River where water can be pumped out of the river to fill the ponds/lakes for watering livestock.
Terrain/Topography:
The ranch is located in the Cross Timbers Eco Region of the state of Texas. This area is known for the diverse vegetation that exists providing excellent forage and habitat for wildlife, as well as great grazing land for cattle and livestock. The elevation on the property ranges from approximately 997 +/- feet above sea level at the highest point of the property along the southern border of the property, to approximately 930 +/- feet above sea level on the northern end of the property below the dam of the 7.58 +/- AC lake.
Recreation/Hunting:
Endless recreational opportunities exist on this ranch. The property is currently being used for activities including horseback riding, team roping, fishing, duck hunting, dove hunting, and deer hunting. The main body of water is an excellent location for duck hunting and well suited for a great day of fishing as well.

Seller does not own any minerals and no portion of the mineral estate will transfer with the sale of the property.
